Waco Industrial Foundation

Waco Industrial Foundation (WIF), a driving force in economic development in Greater Waco for more than 50 years, was established in 1952 when the post-World War II era was driving industry to the south. Greater Waco needed a vehicle for having sites available and financing ready for companies wanting to build.
 
WIF-webCommunity leaders, with support from the Chamber, formed the foundation and began its task of acquiring land that became the Texas Central Industrial Park. The foundation is directed by a 24-member volunteer board representing more than 40 local businesses under the management of the Greater Waco Chamber.
 
WIF’s assets include more than 1,900 acres with a book value of $25 million and a market value of more than $45 million. Available properties are located in the Texas Central Park, Robinson Business Park and the Waco International Aviation Park.
 
WIF has continued to serve its goal of promoting development by providing land and land incentives to numerous companies, making the process for them to purchase land more efficient.

About the Industrial Parks

Texas Central Park and Robinson Business Park span more than of 4,300 acres that include a Professional Park, Class A Business Park, commercial frontages (up to 100 acres) and extensive industrial sectors for turn-key development.
 
Texas Central Park is located along Interstate 35 near Highway 84. The Union Pacific Railroad runs through the park.Fully-developed greenfield sites are available for everything from advanced manufacturing to distribution centers. Additionally, more than 90 businesses are located in the park, including Allergan, Coca-Cola Refreshment, Mars Chocolate North America, Time Manufacturing, Alcoa, Tractor Supply Company Distribution Center and two Caterpillar facilities.
 
Texas State Technical Airport / Waco International Aviation Park provide sites for the aviation industry’s continued growth.
 
The 8,600×150-foot primary runway and an alternative runway are managed by a control tower with 24-hour services and 10 acres to 200 acres tracts available with airfield accessibility on a two-million-square-foot apron. There are approximately 300 acres within the 1,064-acre Waco International Aviation Park, offering proximity to the TSTC Waco industrial airport, US Highway 84 and Interstate 35. The property includes 200 acres designated with Foreign-Trade Zone status.
 
Major tenants at the airport and business park include Sanderson Farms, Dr Pepper Bottling and L-3 Platform Integration. Additionally, Triple Freeport Exemption is available on the property.
 
Robinson Business Park provides more than 600 acres of land at the crucial intersection of Interstate 35 and Highway 6/Loop 340.
 
The Robinson Business Park is the Waco Industrial Foundation’s newest acquisition, and is comprised of approximately 175 acres of commercial-zoned land, and more than 460 acres of light industrial land. The property is served with transmission-grade utilities that can serve virtually any demand requirements, and is one of the few industrial parks accessing the WMARSS reclaimed/purple pipe water system (20” line).
 
Plans call for a new roadway that will bisect the Robinson Business Park, granting access onto Interstate 35, Loop 340 and Greig Drive, which serves as the southeastern boundary of the property. Unrecorded covenants have been drafted to ensure a premium quality business park that seamlessly brings together commercial and retail with light industrial and distribution users.
